Planning permission for a conservatory in Hitchin

The trouble is many people get concerned about planning permission when it comes to any home improvement scheme. Below we will detail a little on this subject to help put your concerns to rest.

Adding a conservatory to your house in Hitchen is considered to be a permitted development, not needing an application for planning permission, subject to the limits and conditions that are listed below.

  • No more than half the area of land around the original house would be covered by additions or other buildings.   • No extension is to be higher than the highest part of the roof of the existing property.
  • A single storey rear extension must not extend beyond the rear wall of the original house by more than three metres if an attached house or by four metres if a detached house.
  • No extension forward of the principal elevation or side elevation fronting a highway.
  • The maximum height of a single storey rear extension of four metres.
  • Extensions of more than one storey must not extend beyond the rear wall of the original house by more than three metres or be within seven metres of any boundary opposite the rear wall of the house.
  • Maximum eaves height of an extension within two metres of the boundary of three metres.
  • Maximum eaves and ridge height of extension no higher than existing house.
  • Roof pitch of extensions higher than one storey are to match existing house.
  • There should be no verandas, balconies or raised platforms.
  • Side extensions to be single storey with maximum height of four metres and width no more than half that of the original house.

You should be aware that where work is proposed to a listed building, listed building consent may be required.

Generally speaking, conservatories fall under the same restrictions as single storey extensions and as they often tend to be fairly modest in size, they can be built without the need for planning. As long as you adhere to the rules about single storey extensions above you should be OK, but it is always worth checking first with your local authority just to make certain.
